Buying a New Home? Read This First

November 18, 2019

A house is easily one of the biggest investments that you will make in your lifetime. So, it’s natural if you are apprehensive about the purchase. You may also wonder what are the kind of things that you need to know about the process. The good news is that you are at the right place, for we will discuss all the important things that you need to know. These are:

1. Location

When comparing your options for houses, location has to be one of the top two factors that you should consider. You want a house that’s close to your office, major shopping centres, place of worship, and schools. In fact, since school and workplace are two places that will commute to the most, these should be the key deciding locations.

Apart from the nearness of the key spots in the city, the location of the neighbourhood is also that you should pay attention to. What you want to find out is the overall atmosphere of the neighbourhood and the crime rates in the area.

2.  Number of Bedrooms and Bathrooms

Most people prefer homes that have at least two bedrooms and bathrooms. If you have children, or you wish to have children in the near future, then it’s better to look for a home that has more bedrooms and bathrooms.

If your budget allows, then going for an extra bedroom can really pay off. This is because this room can be doubled as a home office, hobby room (for painting, music lessons, etc.) or rented out too, granted you know the rules. In the same way, an extra bathroom can be of huge convenience if and when guests come over.

3. Insurance Rates

Regardless of whether you are buying a home for yourself or to rent it out, you should consider getting home insurance. It can protect your safe haven from fire, floods, earthquakes, etc. You also get liability insurance that can cover the damages if someone sues you for an accident that takes place at your property. Just be sure to compare homeowners insurance rates so that you get the best deal, and that your household budget isn’t affected either.

4. Real Estate Agent

There are all kinds of websites on the Internet where you can get news on the real estate market, the various properties that are up for sale in your location, etc. However, it’s a good idea to take help from a professional, i.e. a reliable real estate agent.

A trusted real estate agent can help you find the perfect home that also fits your budget with ease. They can answer all your queries, complete the formalities swiftly, and prevent your deal from getting caught in the red tape. What’s more, you don’t even have to pay a penny for their service as they usually get their commission from the seller himself.

5. Age of House

There are many reasons why you may want to buy a really old house. For instance, you may like the architecture of the previous generations, or maybe you are just getting a good deal on an old home. Whatever is the case, you should be willing to deal with the upgrades and repairs that the property may need. For instance, you can learn how to repurpose/refinish old furniture and how to pick the right paints for older buildings. Another important thing that you should check is that the building code is in compliance with the latest rules (the codes may change over a long period of time).

6. Home Inspection

Buying a home is a lot different than buying groceries or a new pair of shoes because, in case of the former, there is a lot at stake. So, even if there is a home available at an attractive price and has all the features that you are looking for, you shouldn’t make the payment in a hurry. Don’t take your realtor’s word for it either. Do you own background checks, compare the prices, and get to know the neighbourhood first. You shouldn’t also skip a home inspection at any costs as there are many good reasons why that’s important:

  • Home safety
  • Prevention of unauthorized additions or installations
  • Prediction of future costs

Bottom Line As you can see by now, there are a number of things that you need to consider when you buy a home. The process, as time-consuming and tedious it seems, is important and must not be compromised with. The more homework you do, the higher are the odds of you getting the perfect place.
