A bad roof is one of the most expensive things to fix on a home. A good roof is something you look for when buying a new home. If there are issues with the roof, then you'll want to ask the current owner to either correct the issue before you buy or lower the price accordingly.

Whether you're looking to buy a new home or you're wanting to ensure your current home's roof is in good condition, you'll need to know the signs. What are the signs you need a new roof?

There are a few that are quite noticeable, but others that you'll have to really look for. With rainy season quickly approaching, there's no time to waste! Know the signs now and get your roof in great shape to keep you, your family, and your home safe.

  1. Walls With Stains

Before you head outside to start your inspection, take a look at the inside of your home. Pay close attention to the walls and the ceilings. Do you notice any discoloration or staining?

Both of these are signs that water is somehow getting into your house and leaving your ceilings and walls discolored. Even if you don't see actual water coming into your home, if there are stains, then there's water coming from somewhere.

In many cases, the water comes in due to an issue with the roof. Be sure to check the attic space as well. After climbing up to the attic, you might notice staining there but not on the lower level.

You might also find the source of the water from inside the attic.

  1. Water in the House

Water inside the house is another sign that your roof might need replacement. Have you noticed water dripping from a certain section in the ceiling? As the roof ages or an issue with the roof progresses, water will eventually find it's way past the roof and inside your home.

If you see water dripping or leaking from the ceiling, then you'll want to check out the health of your roof. Do keep in mind, water leaks inside the home aren't always due to a faulty roof. Try to pinpoint where the water is coming from to determine if it's a roof issue or another issue such as a plumbing one.

  1. Shingles on the Ground

As a roof ages or begins to have problems due to damages, the shingles will come loose. Take a few moments to step outside and look around the ground near your home to see if there are any shingles lying around.

Shingles on the ground is a good indication that your roof is in need of some help. There might also be a few shingles on the roof that are loose but haven't fallen down yet. Walking around on top of the roof is dangerous and should be left to the professionals, but you can carefully climb a ladder to get a better look.

While up there, look inside your gutters as well. Pieces of damaged shingles will sometimes fall and get caught inside the gutters.

  1. Mold or Moss on the Roof

If you live in a humid area, then you might have a problem with mold, moss, or algae growing on your roof. Although most of this can be washed away with your garden hose without needing to replace the entire roof, there are a few things to keep in mind.

If you see this type of growth on your roof, you'll want to ensure there's no sitting water. If water is sitting on the roof, then it can cause all of these things to grow quickly and eventually break down the roof's materials as well. Small creates such as birds and rodents might also begin to build nests and homes near these areas, which can also create damage.

  1. Years of History 

The age of your roof is also a sure sign that it's time to replace it. Do you know how old your home's roof is? Do a bit of research to determine it's age and then go from there.

You'll also need to know other important information about the roof such as what type of material it's made out of and if it's received proper maintenance throughout its life. These are all things that determine the average roof lifespan. If your roof is around the age of 20-25 years, and you're noticing some issues, then it's most likely time for a new one.

  1. Sagging in the Ceiling 

Sagging in the ceiling could be a sign that there's sitting water on your roof. Once the roof begins to sag or leak, it'll cause the water to weigh down on the ceiling. You might not have signs of discoloration or staining on the walls and ceiling just yet, but if it's sagging, then there's an issue.

Be sure to locate the source of the problem and correct the issue before it becomes worse and there's water inside your home.

If you notice any of these signs you need a new roof, be sure not to ignore them. A roof replacement or repair can get expensive if you allow it to prolong. The longer you let it go, the more damage that can occur.
