What To Expect During A Roofing Inspection

March 25, 2022

Maintaining a house is a challenging endeavor. It’s a big responsibility that could be overwhelming for any homeowner. Each part should be in optimal condition to make your home an ideal place to live in. And one crucial part of the house that needs to be inspected regularly is the roof.

Even though the contractor who installed it may claim it’s made of the best materials in the market, there’s no guarantee it’ll maintain its top condition for years to come. Therefore, it’s best to arrange for a roof inspection in Parker to check how your roof is holding up.

What Gets Inspected?

Although it may seem like nothing more than a cover for one’s home, the roof is more than that. And it has many components that perform essential functions you might not be familiar with. But that’s what a roofing technician is here for. Since they’re the experts on the finer points of the roof, they can readily identify any issues with your roof, be it obvious or hidden from plain sight.

There are two areas involved in roof inspections—the interior and the exterior.

  • The Interior

As the name implies, interior inspection focuses on the innermost part of the roof, namely the attic. This is where roofing technicians always start since attics reveal traces of water leaks. The technician may also inspect the roof framing, which could either be rafters or trusses.

Any sign of leaks from cracks is a red flag. Water leaks could damage your insulation, ceiling, walls, and floors. And where there’s water damage or standing water, mold and mildew are sure to multiply.

There might be a need for roofing replacement if your roof is severely damaged. This could lead to water damage, which poses a risk to your family’s health and your home’s structural integrity.

  • The Exterior

Moving on to the exterior, the roofing technician will continue looking for visible damage. They’ll scrutinize the flashing, which functions to divert water away from specific areas. Also, they’ll examine the roof’s weak points, namely the joints. By doing so, they’ll be able to assess the possibility of moisture build-up, which could lead to mildew and mold growth as well as wood rot.

After examining the shingles for damage, the technician will inspect the gutter system. Because the gutter guides where the water should fall, checking it for leaks or clogs is imperative.

What Are The Types Of Roofing Inspection?

There are various types of roofing inspections, some of which don’t require the inspector to set foot on the roof. The different roofing inspection methods are as follows:

  • Physical Roof Inspection

This is the conventional type of inspection wherein the inspector will climb onto the roof to see if there are any leaks, damage, or wear and tear on the surface of the roof or its components. This method relies heavily on the visual aspect of inspection.

  • Drone Roof Inspection

If the roof is too steep or can’t handle the technician’s weight, using a drone to perform the inspection is an effective alternative. The drone will hover above the roof, taking photos and videos showing the condition of the roof and its components.

  • Infrared Roof Inspection

Since infrared is mainly used for anything related to heat, an infrared sensor will be extremely helpful in searching for the smallest leaks and cracks. If there’s water build-up in any area, it’ll register a different temperature than the rest of the roof. Thus, the infrared sensor will be able to detect the anomaly and pinpoint its location more quickly and efficiently than a technician conducting a physical roof inspection.

How Long Does It Take?

The roof inspection itself shouldn’t take more than an hour, give or take. But it would take a bit more time for the roofing company to issue a report containing their findings. The report will include the issues they find, their proposed solution, and the corresponding cost estimate.

If no problems were noted, you might want to ask for a written report stating that no repairs are needed as certified by a specialist.

Is It Worth The Price?

The cost of roofing inspection could range from USD$100 to USD$800. The price depends on your roof design and material as well as the method of inspection.

A thorough roofing inspection is worth the cost because it brings to light minor issues before they get worse and cause irreparable damage to your home’s structural integrity or foundation. Thus, having regular inspections can lengthen your roof’s lifespan and increase your home’s resale value if you ever plan to move out. That alone makes this investment totally worth it in the long run.

  1. Thank you for talking about how things like mold and wood rot should be inspected as soon as you see it. I've been spotting more and more of these kinds of blotches on my roof lately, and I feel like I should definitely pay attention to the urgency of the situation. I'll go and get some help from a professional roofer so I can prevent this from getting worse.
