Poverni Sheikh Group’s senior consultant Ryan Blank officially has a focus on business development and investor relations at the company. He’s been with the team since 2019, and he quickly carved out a niche as someone focusing specifically on self-storage facilities. In fact, his success in the industry has many labeled him as the storage king and overall expert with each new successful project.
How did Blank earn this reputation? With extensive research, hard work, dedication, and leaning on what he learned at previous jobs, the success rate continues to rise for him and the company.
Growing with the Poverni Sheikh Group
Blank arrived at the Poverni Sheikh Group with extensive experience with financial base start-ups, real estate investing, and more. It seems like a perfect fit to work in business development and investor relations with the company. In just a short amount of time, he’s exceeded expectations and helped grow valuable partnerships in self-storage.

Fundraising is a big part of the job, as the best projects need money from investors. Not only has he found individual investors for projects, but he’s not afraid to invest his own funds with the firm. As more and more storage facilities are completed, Blank hopes to use his investments more than ever.
Recently Completed Projects
The most recently completed successful project has a prime location in Woodbridge, New Jersey. Right in the heart of several residential communities, the self-storage facility has 96,600 ft.² of self-storage available. The project also came with 3700 ft.² of retail space on the ground floor for additional revenue.
Also within the last year, the Poverni Sheikh Group developed a 90,000-square-foot self-storage project at the Mall at Prince Georges in Hyattsville, Maryland. With mall spaces struggling in the traditional retail industry, diversification is one approach many are looking into with self-storage.
Blank also played a role in turning a century-old electrical substation in Baltimore into a storage facility with Extra Space Storage branding. going into the Canton neighborhood of Baltimore, the project stayed under budget by utilizing an existing building while also blending in with its surroundings. Locals still see the historic aspect of the building, while also having a need addressed.
Each project for Blank is different, which is something the self-storage king takes pride in. There isn’t a one-size-fits-all solution, as creativity plays a huge role in finding success. Every community has different needs, and having adjustable plans and ideas always helps.
Away from Work Success
When Blank finds a passion, he puts the time and effort into it to be as successful as possible. Outside of his job, Blank treats poker like a true money-making opportunity as well. He is a professional poker player who’s won significant prize money playing in tournaments all around the United States.
Blank's biggest achievement as a poker player came when he received an invitation to the Main Event at the World Series of Poker. Although he didn’t come home with the ultimate prize, even getting an invitation is incredibly difficult without years and years of success.
What’s Next for Blank?
Self-storage real estate has never slowed down in recent history. Although there are ebbs and flows with other types of real estate, Blank feels extremely confident in the short and long-term outlook in the industry.
Knowing how to find the right locations and getting the best pricing helps deliver outstanding returns for investors. Blank has a specific focus on the Mid-Atlantic region right now, but there’s always the opportunity to grow beyond that.
Blank knows that he can help the Poverni Sheikh Group reach incredible results with the self-storage expert on the roster. The vertically-integrated real estate development, construction, and credit company has a significant leg up on the competition thanks in large part to Blank’s work over the last few years.
