Becoming a real estate agent might look intimidating at first. However, once you know what to do, it will certainly not feel that way. How to Become a Real Estate Agent

As we mentioned, to successfully become a real estate agent you need to finish a pre-licensing course. Depending on the state that you live in, the coursework amount will be different and could vary quite a bit. For example, in the state of Texas, you are required to do 180 hours of coursework, while on the other hand, in the state of North Carolina, you are required to do 75 hours before taking on the licensing exam. There are several ways you can do these classes. Many schools offer you a chance to take these classes online while you are at home. However, when picking out a school that offers real estate courses, make sure that you check these things first.

First of all, the price for these courses is $350 on average. This does not mean you should try and find the cheapest one out there as they might not offer the same quality. Additionally, see if there are some extra classes that the school offers such as business building courses, this is always a great thing to see. Furthermore, good reviews are the groundwork for a good business, so see if the school has positive reviews and it will indicate if it will be worth your time and money. Lastly, a lot of schools offer a pass graduate. This can be really important as it allows you to retake classes or repeat the exam if you fail the first time.

Taking the exam is like any other. It is a multiple choice format for which you will need at least 70% or more to pass. Keep in mind that this may vary depending on in which state you take the exam.

 

How Much Does a Real Estate Agent Make?

 

As a real estate agent, you are responsible for organizing transactions between buyers and sellers. Sounds simple enough right? Well, although it does sound simple, really it is not. A real estate agent is always between two parties giving answers to questions and carrying offers and counter offers. Also, they provide guidance to clients so they can fill out the paperwork while also providing them with the necessary information regarding any requirements that are needed so the sale can be completed. This can include any important dates, home inspections, and moving.

Now, the question stands, how much does a real estate agent make? A real estate agent salary is determined by a percentage of the sale price of the property in question. You can probably already guess that with more expensive properties, more commission for the agents. In general, a typical commission is around 5% to 6%. For example, let’s take a $300,000 property. If the commission rate is 6%, then the split would be 1.5% for the listing agent, buyer’s agent, listing agent’s broker, and buyer’s agent’s broker. This means that everyone listed would receive $4500.

 

Additional Options

 

Once you get your real estate agent license you might want to consider additional options. One of these is to become a realtor. People often refer to being a realtor as the same as being a real estate agent. This is not false, but it is also not completely true. Even though both professions deal with buying or selling of homes, to become a realtor, you must join NAR. The National Association of Realtors, NAR for short, offers many benefits to its members.
