Hiring a Residential Roofing Contractor; Everything You Need To Know

February 5, 2024

If you’re looking at replacing your home’s roof, it’s important to choose a residential roofing contractor that has experience and can get the job done right. After all, not all contractors are the same, so it’s vital to do your homework before deciding on a roofer.

So, to make things easier, here are five things every homeowner should know before deciding on a residential roofing contractor.

Check Their Background

Before hiring a residential roofing contractor, it's essential to conduct some research to verify their company and qualifications. Take the following steps:

  • Obtain at least three references from each roofer to evaluate their previous work.
  • Request at least three bids from different roofers to compare costs and project scopes.
  • Look up the company on the Better Business Bureau website to check for past customer complaints and how the company has addressed and resolved such issues. Pay attention to how the company handles complaints, as it reflects their professionalism and commitment to customer satisfaction.

Are They Licensed?

One of the most important aspects is making sure that your contractor is licensed. A licensed contractor not only guarantees responsibility in case of any issues but also minimizes the risk of poor workmanship, misleading warranty claims, or potential liens on your property due to unpaid subcontractors or suppliers.

Getting Permit

While you have the option to pull a permit yourself, your roofing company should handle this responsibility. By having your contractor's name on the permit can validate its legitimacy. If your contractor is hesitant about a permit or insists on keeping their name off it, this should be a red flag and might mean they are an unlicensed contractor. If this is the case, it's best to move on to another contractor.

Warranties In Writing

Not all warranties hold the same weight. A contractor may offer a labor warranty, while others may provide manufacturer's warranties (which are typically more comprehensive). However, the manufacturer's warranties may only be valid if the roofing company is certified by the manufacturer to offer them. So, always ensure they are certified by that manufacturer if they are offering you a warranty through them.

Inspect & Go Over Everything

Before signing any agreements, it is crucial to thoroughly review all documents. Ensure you receive a written contract that covers every aspect, including the estimate, scope of work, and proposed start and end dates. Refrain from signing contracts with blank spaces, as this leaves room for potential changes or additions in the future, regardless of what the contractor might claim.

Don't succumb to pressure tactics; high-pressure sales techniques often indicate an unqualified or unlicensed individual attempting to secure your business and money. If any details have been discussed, ensure they are explicitly stated in the contract.

Always retain copies of the contract and any change orders or written communication with the contractor for future reference.

Your Ready for Your Next Roof

By following these guidelines, you can make an informed decision when selecting a residential roofing contractor. Remember, your roof's quality and longevity depend on the expertise and professionalism of the contractor you choose.
