3 Tips to Prepare Your Vacation Rental for Summer

June 15, 2024

It’s summer—that time of the year when people set out on vacations to unwind and take a break from their mundane lives. An impressive 82% of Americans—over 212 million—plan to travel this summer. An estimated 42% of these people plan to go on multiple trips. Owning a vacation rental gives you a great opportunity to capitalize on this trend.

The vacation rentals market is anticipated to generate a revenue of $100.30 billion worldwide in 2024. That’s a staggering sum. However, you will get your slice of the pie only when you make your vacation home summer-ready. A well-prepared rental not only attracts more bookings, but also ensures guests have a memorable and enjoyable stay, leading to repeat visits and glowing reviews.

That said, we’ll share a few practical tips to prepare your vacation rental for the summer season, helping you create a welcoming, comfortable, and attractive getaway.

#1 Refresh Your Outdoor Spaces

Summer is all about enjoying the outdoors. Refresh your vacation rental’s outdoor spaces to create a relaxing haven for guests so that they can unwind after a day of exploration or adventure.

Clear fallen leaves, winter remnants, and other debris, sweep the pathways, and rake the soil. Then, power wash the decks, patios, and walkways to get rid of dirt, dust, and grime. Add seating to the outdoor space or upgrade the existing one with comfortable, weather-resistant furnishings.

Don’t forget to add a sturdy table for alfresco dining and lounging chairs for sunbathing. Install umbrellas so that your guests are protected from the harsh rays of the sun. Or, get a gazebo built if your budget permits. This will make your outdoor area more usable during peak sun hours.

Clean the pool as well. Stock it with toys, so your guests can have fun at the pool. Make sure the outdoor area is well-lit. Install lanterns, string lights, or solar garden lights to enhance the ambiance.

#2 Deep Clean the Interiors

Half of the respondents—about 45%—in a survey conducted by the American Hotel and Lodging Association revealed that cleanliness influences their choice to stay in a hotel. The same goes for vacation rentals. Your property must be squeaky clean.

First, focus on high-touch areas such as door handles, light switches, and remote controls. Disinfect them. Then, move to the windows and clean them thoroughly. This will make your space appear bright and fresh.

Dust every nook and cranny of your place, including hard-to-reach areas. Mop the floors and vacuum rugs and carpets. Freshen up bedrooms by laundering all bedding and vacuuming mattresses.

In the kitchen, empty and wipe down cabinets, clean appliances inside and out, and ensure countertops are spotless. Pay special attention to the oven and refrigerator. Bacteria often harbor in these places, which can lead to odors. Cleaning them regularly will inhibit the growth of mold and bacteria as well as eliminate odor.

Bathrooms should sparkle, too. Scrub the floor, grout, and fixtures to get rid of hard water stains, soap scums, and mold and mildew. Don’t forget the mirror. Make sure it is streak-free.

#3 Maintain Your Air Conditioner

A cool and comfortable indoor environment is crucial during the hot summer months. Make sure your air conditioning system is serviced regularly. About 70% of mechanical failures, Air Today Heating & Cooling explains, can be prevented through proper maintenance.

You must get your vacation rental’s AC serviced twice a year. This will prolong your unit’s lifespan and rectify any inefficiency that may occur due to dirt or other reasons. Also, clean filters regularly to prevent the buildup of debris, dust, and pollutants.

However, if your air conditioner doesn’t function properly even after servicing, consider upgrading it. It might cost you a bit, but investing in a new AC is better than refunding your guests a night or two’s money.

Take, for example, Greenville, South Carolina. The daily high temperature in the city in the month of June is around 88°F. However, July is anticipated to be the warmest month, with an average high temperature of 90°F.

If your vacation rental is in Greenville and its AC doesn’t function at its peak, your guests may find the indoor environment uncomfortable. This will lead to poor reviews and potential loss of future bookings. That is why upgrading your AC would be wise.

Connect with a reputable and experienced AC installation company to upgrade your AC. A quick search for the “best Greenville AC installation company” will bring forth tons of options. Shortlist the best ones, take quotes, compare them, and book the one that ticks off all the boxes.

Do a bit of research before you hire anyone for the service. Check reviews on Google as well as other third-party sites to get a glimpse into their way of working. Hire the company that has the highest number of positive ratings.

To sum things up, preparing your vacation rental for the summer season shouldn’t be challenging. A bit of effort and attention to detail is required to create a welcoming and enjoyable space that will leave a lasting impression on your guests. Follow the tips mentioned above, and rest assured that you will be able to create a perfect setting for relaxation.
